The location of this inn is superb, right in the middle of the city. Ample parking in city parking garage at very reasonable rates behind the inn. Staff very friendly and helpful. Excellent breakfast.

United States of AmericaThere were small renovations being done and the smell of paint and rolled up rugs, etc. were just outside of our room and in the corridor. There were loud scraping sounds early in the morning from the construction and we had to maneuver around the worker and their ladder and things. I wish the hotel would provide a small refrigerator in the room.
Great location and had a wonderful historical charm. The decor and tall ceilings were beautiful and the staff were very friendly. The room rate included breakfast, which was made to order and served in the attached Kings Tavern Cafe.

My biggest pros to this hotel is the staff, they were all exceptional. It's undergoing renovations so it was kind of messy upstairs where the rooms are. The rooms are very clean but very small. I hope they change the chairs in the room because they are not comfortable to sit in and a piece of furniture that served no purpose took up a lot of the limited space in the room. The location is great. I'm sure when it's all done it will be great.

I liked the nostalgic scene.. the bathroom brought back memories.. the physical key and school phone🔑was a nice touch. The staff were friendly and the hotel room was very clean and quiet. There was no deposit required. Check in was easy..good food options nearby besides the hotel. Close to the airport..only 20 mins away from Dulles.

United States of AmericaLack of a chair so I could work. The bed is gorgeous, and thank goodness I found the bed stairs in the closet. The mattress is awful. The dumpsters at 530am weren't great but the Inn can't control that.
The staff (the young gentleman who checked me in, and is also the bartender) was great! The food was so-so. The room (#10) was beautiful, a desk chair would have been nice.

Don't have hi expectations for plush accommodations and you won't be disappointed. It was clean and close to everything downtown, and the staff was very friendly and on point.

The location was excellent, right in the middle of town and the staff were all super friendly and accommodating. The free made to order breakfast from the cafe was an extra bonus.

United States of AmericaA bit more attention to the dusting would have garnered a higher rating on cleanliness. Since we were facing the main street, the noise coming from people seated at the street level seating and drive by traffic was annoying, however the view made it bearable.
Friendly and attentive staff, loved the crepes for breakfast. We enjoyed watching a football game and dining in the tavern. We found the rustic environment to be casual and inviting. We felt welcomed by the tavern staff, enjoyed the food and felt right at home the entire evening. The location in the historic district was an added plus. The proximity to the parking deck was convenient. Oh, and we liked the linens and towels, fluffy and clean.

Breakfast was very good. Small-town Southern and filling. There are many options for food at location plus a number of places with a few minutes walk of property. Pub food, classic diner, oyster bar, Asian, Mexican and fine dining are all less than a 3 minute walk away. The room was small with a comfortable bed and LARGE bathroom. My room was in the front facing King Street at town centre. I slept very well. There wasn't a desk or side chair;however, the price for room more than made up for that (Being significantly lower than area average).Colonial is both the name of the hotel and the decor. Loved it! Great wi-fi! Friendly staff.

United States of AmericaI love having a place that is NOT cookie cutter, but one where your room number is 8 instead of room number 45876. Where people are actually REALLY interested where you are from. So what this place is not like others, with elevator, gym etc. (they helped me carry my luggage upstairs). I like feeling like an individual and not like a number. And they managed to do that. And yes everyone there is a bit of a character, and so are the rooms. But embrace it and you will enjoy it.

AustriaAs other reviews have stated, the rooms are a bit dated and the cleanliness could be improved (e.g. old ketchup bottle under the bed with a rolled up rug). The booking.com advertisement states free parking but this was not actually an option. Luckily, there is a parking garage behind the hotel that is quite cheap.
The price was great for the location and the included breakfast. The room was comfortable enough but we spent most of our time out in the town.
